₱5-B housing township planned in San Pablo as SLEX TR4 nears completion

San Pablo City, Laguna — A new large-scale housing development is being planned in this city, as infrastructure projects in Southern Luzon continue to reshape growth areas outside Metro Manila.

Real estate developer NEXTASIA Land Inc. recently announced a ₱5-billion township project covering 22 hectares in San Pablo. The development is expected to include around 2,000 housing units and accommodate up to 10,000 residents over the next few years. “What you will see here is not just 2,000 homes — but a community of 10,000 Filipinos building their futures,” said Cris Y. Carreon, Chairman & CEO of NEXTASIA Land.

The project comes ahead of the anticipated completion of the South Luzon Expressway Toll Road 4 (SLEX TR4), which is expected to significantly reduce travel time between Santo Tomas, Batangas and San Pablo City. Once operational, the new toll road could improve access to Laguna’s eastern areas, making them more attractive for residential and commercial expansion.

Urban planners and property analysts have pointed out that major road projects like TR4 often trigger increased land development in nearby areas, particularly in cities that have available land and are within commuting distance of key economic centers.

The township will include residential areas as well as a central commercial zone known as the Town Plaza, which will feature retail spaces, dining establishments, and an events venue. Plans also include open spaces, walkable community layouts, and infrastructure provisions such as internet connectivity and energy-efficient lighting.

The developer said the project is designed to respond to growing demand for housing outside Metro Manila, particularly in areas that are becoming more accessible due to infrastructure projects.

San Pablo City, historically known for its seven lakes, has in recent years drawn attention from property developers due to its location and expansion potential. The entry of new township projects signals increasing confidence in the area’s growth prospects. (end)
