Pag-IBIG Fund financed over 68,000 homes in the first nine months of 2026, up 15% from the same period last year, as financing for socialized housing nearly tripled under President Ferdinand R. Marcos Jr.’s Expanded Pambansang Pabahay para sa Pilipino (Expanded 4PH) Program. The strong growth in socialized housing comes even as Pag-IBIG Fund has expanded its housing loan offerings to make homeownership more affordable for members in the middle-income sector.

Department of Human Settlements and Urban Development (DHSUD) Secretary and Pag-IBIG Fund Board Chairman Jose Ramon P. Aliling reported that from January to September, Pag-IBIG Fund financed 68,514 homes worth ₱111.29 billion, up from 59,789 homes worth ₱93.03 billion during the same period last year. This represents a 15% increase in homes financed and a 20% rise in housing loan releases.

Within this overall growth, socialized housing posted particularly strong gains, with the number of homes financed for minimum wage and low-income members rising 173% to 10,904 from 3,987 a year earlier. Socialized housing financing likewise increased 172% to ₱12.10 billion from ₱4.45 billion, bringing its share of all homes financed by Pag-IBIG Fund to nearly 16%, compared with just 7% during the same period last year.

“Our latest housing figures show that President Ferdinand R. Marcos Jr.’s directive to make decent and affordable housing accessible to more Filipinos is translating into meaningful results. What is especially encouraging is that more minimum wage and low-income workers are becoming homeowners, while our expanded financing options are also opening more opportunities for members in the middle-income sector. The nearly threefold increase in socialized housing loans shows that Expanded 4PH is making a real difference for those who need affordable housing the most, while helping more hardworking Filipino families find homes suited to their needs and budgets,” Aliling said.

The gains reflect Pag-IBIG Fund’s continuing efforts to address both sides of the housing equation under Expanded 4PH. On the financing side, qualified socialized housing borrowers may avail of the subsidized 3% interest rate, while members in the middle-income sector can benefit from promotional rates of 4.5% and 5.75% for eligible housing loans and a higher maximum loan amount of ₱10 million.

To help ensure that affordable financing is matched with more available homes, Pag-IBIG Fund also released ₱5.93 billion in financing for housing developments under Expanded 4PH during the first nine months of the year, up 172% from ₱2.18 billion a year earlier. Alongside these releases, Pag-IBIG Fund has strengthened its partnerships with leading property developers, including Amaia Land, Avida Land, DMCI Homes, Federal Land, Filinvest Land, Megaworld Corporation, PH1 World Developers, Robinsons Land, Rockwell Land and SMDC, to offer members more housing choices across different price ranges. Its partnership with the Bases Conversion and Development Authority (BCDA) also aims to bring housing closer to workplaces in New Clark City. Together, these partnerships seek to make quality homes more accessible to Filipino workers, including in-city condominiums that bring them closer to work, reduce commuting time and allow them to spend more time with their loved ones.

Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta said the sustained growth in housing financing, coupled with increasing investments in housing development and stronger partnerships with developers, reflects the continuing efforts to make homeownership more attainable for Filipino workers and their families.

“For our members, these figures represent something deeply personal. They mean that thousands more Filipino workers and their families are now able to own homes they once thought were beyond their means. Through Expanded 4PH and our subsidized 3% interest rate, qualified minimum wage and low-income members can enjoy monthly housing payments that may even be lower than what they would otherwise spend on rent. That means more room in the family budget for food, education, savings and other everyday needs. And with our promotional rates, higher loan ceiling and growing partnerships with developers, we are making more quality homes affordable and accessible to our members in the middle-income sector as well. We want more Filipino families to know that owning a home is possible, and that Pag-IBIG Fund is here to help them achieve it,” Acosta said.

The gains in housing financing and stronger developer partnerships were also reflected in the recently concluded 2nd National Housing Expo, held on October 19 and 20 at the SMX Convention Center in Pasay City. Organized by DHSUD and Pag-IBIG Fund, the Expo welcomed 30,425 attendees, up from 19,215 last year, and brought together more than 80 partner developers offering over 50,000 housing units, including special prices and buyer incentives. Housing inquiries rose to 44,567 from 8,698 last year, while 1,262 housing units were reserved, reflecting growing interest in the housing opportunities made available under Expanded 4PH. Pag-IBIG Fund will continue reaching out to attendees to provide personalized housing loan assistance, help them identify homes suited to their needs and budgets, and guide them through the next steps toward homeownership.
